Damaged Chimney Signs

Some chimney problems are pretty obvious. Others can be tricky to spot, while some can’t be seen without special equipment. Most damage issues, however, can be noticed by homeowners if they know what to look for.

Damaged masonry mortar compromises the structural integrity of a chimney, the same as brick problems. Many chimney leaks begin in the mortar joints.

Cracked Chimney Crown

This one is hard to spot because you have to get up on your roof – or use a drone. Concrete crowns are prone to cracking over time, which allows water to intrude into the chimney spaces below.

Cracked Bricks

This is an obvious one. If bricks in your masonry are cracked and spalling (flaking away), damage is staring you in the face.

Cracked bricks absorb water, which will deteriorate them. Water can move through the bricks and damage the chimney liner, fireplace damper, firebox, ceilings, walls, roofs and more. Severe brick damage can lead to a leaning or collapsed chimney.

Broken Flue Tiles

Broken pieces of a clay tile chimney liner may wind up in the firebox. This means the liner is failing and may let smoke, carbon monoxide and flames escape.

Stains on the Exterior Chimney

Here’s what they mean:

White: White chimney stains are called “efflorescence.” It happens when water penetrates bricks and leaches out salts.

Reddish-brown: This is rust, and it means that the material of the chimney chase top, chimney cap, flue cover or flashing is starting to deteriorate.

Black: Caused by excess creosote and soot in the flue. May be a sign of a chimney fire.

Green or blue: Likely caused by algae or mold.

Warped or Rusted Chimney Flashing

Flashing is the material that seals the gap between your roof and chimney. If it becomes warped or rusted out, water will run down into your home, causing damage and possibly a mold outbreak.

Water Stains on the Walls and Ceiling

Water stains and discoloration on the walls and ceiling near the chimney and fireplace are sure signs of a serious leak, either from the chimney or the roof. Depending on the location and extent of the leak, it can destroy parts of the home and make the chimney literally unsafe to use.

Fireplace Damper Problems

A squeaky damper or one that’s hard to open and close is a sign of rust or mechanical failure. A damper that doesn’t work can’t control air flow for drafting. It will also let conditioned air escape your home.
